The first thing is if the tenant tried to use all government programs to help them out with issues surrounding the pandemic. So if the tenant has used ALL of the pandemic help, that's the first point in the eviction moratorium. The second point in the eviction moratorium rules, if a tenant who is single makes $99k or less qualifies for the eviction moratorium. Additionally for married couples, if they make $190k or less, they will qualify for the eviction moratorium. Third point in the eviction moratorium, if they experience a large drop in income, must be proved as well in the eviction moratorium rules. Another point in the eviction moratorium, the tenant must have made efforts to make partial payments to the landlord to qualify for the eviction moratorium. Another point in the eviction moratorium is if the tenant is evicted and will become homeless or is forced into a situation where it would put them at risk because of the pandemic, would qualify the tenant for eviction moratorium. It is reporting that unemployment has actually gone down. HOWEVER, the unemployment report metrics have changed. So there is no accurate comparison to the previous unemployment numbers to the prior weeks to the unemployment reports. So it is quite possible that those unemployment numbers may be inaccurate. And many experts believe that unemployment numbers HAVE changed. Now as far as 300 unemployment extension goes, ALL states have applied except for Nebraska & South Dakota. ***Payroll Tax Deferral:*** Most business owners in the private sector have NOT applied for payroll tax deferral. However, federal employees are REQUIRED to enroll in the payroll tax deferral.
